What is a home inspection?

A home inspection is a visual examination of the various systems of a home, as set forth in the standards of practice of your local jurisdiction. These include components of the heating, cooling, plumbing, electrical, structural, roofing, exterior and interior systems, as well as built-in appliances. The findings of the house inspection are presented orally at the end of the inspection and in a written property inspection report that includes photographs.

With 901 Home Inspection, home inspection reports are generally available the day after completion of the inspection. The home inspection report is generated in color using the latest home inspection report software and is sent electronically (a printed copy is available on request as well).

We encourage clients to be present for the house inspection, so observations can be pointed out and discussed on site. However, if you are unable to attend, the report will provide a detailed description of the home, along with color photos, to give a good understanding of the components inspected and any concerns. We will also be happy to schedule a phone call to discuss the report in depth.

What does a home inspection include?

A home inspection typically includes an examination of the following areas:

  • Structural components: Foundation, crawl space, roof, exterior walls, windows, and doors

  • Mechanical systems: Heating and cooling, plumbing, and electrical

  • Interior components: Walls, ceilings, floors, and stairs

  • Other areas: Attic, basement, and garage

Who should get a home inspection?

Anyone who is buying or selling a home should get a home inspection. A home inspection can help buyers identify any major problems with the home before they make a purchase, and it can help sellers identify any repairs that need to be made before listing the home for sale. This is one of the biggest transactions you’ll make in your life. Be certain.

Why get a home inspection?

For the buyer: Buying a home is one of the largest investments you may ever make. You’ve fallen in love with the home you want, now shouldn’t you get to know it inside and out? A home inspection provides a comprehensive look at many of the components that make up a house, allowing you to make an informed decision now, plus be prepared for what may come down the road. The home inspection report provides a detailed breakdown, with color photos, of the status of the systems of your potential new home. The home inspector is working for you and has only your best interests in mind.

For the seller: Even though you live in your home, there are areas you probably don’t frequently enter, such as the crawl space, roof, attic and utility closet. Having the various components of your home inspected prior to listing will help you prepare your home to get the most for its value and to help things go smoothly and quickly at closing. The pre-listing inspection report provides a detailed breakdown, with color photos, including a description and status report on the systems of the home. The home inspector is working for you and has only your best interests in mind.

What should I expect during a home inspection?

The average home inspection takes about 3 hours, but could be more or less, depending on factors like size and complexity. During the inspection, the inspector visually assesses systems of the home and documents their status, along with any defects or areas of concern they find.

One of the things 901 Home Inspection customers love is our attention to detail. We take plenty of photos, we enter the crawlspace when possible, we go onto the roof when possible. Many inspectors opt not to get into those spaces.

What should I do after the home inspection?

At 901 Home Inspection, we will talk you through the report in detail, so you understand everything. If you are buying or selling a home, you should also review the inspection report carefully with your real estate agent, who can provide recommendations on how to best move forward.
